Le type d\u2019autorisation pour r\u00e9aliser des travaux d\u00e9pend notamment de la nature du projet et de la commune o\u00f9 il se situe.<\/p><p><strong><u>Cas o\u00f9 une autorisation d&rsquo;urbanisme est exig\u00e9e<\/u><\/strong><\/p><p>De mani\u00e8re g\u00e9n\u00e9rale, une\u00a0<strong>autorisation d\u2019urbanisme<\/strong>\u00a0est n\u00e9cessaire dans les cas suivants\u00a0:<\/p><ul><li>la\u00a0<strong>construction d\u2019un b\u00e2timent d\u2019une surface sup\u00e9rieure \u00e0 5\u00a0m\u00b2<\/strong>\u00a0: en fonction de la surface de la construction, vous devrez effectuer une d\u00e9claration pr\u00e9alable de travaux ou une demande de permis de construire.<\/li><li>les\u00a0<strong>travaux<\/strong>\u00a0r\u00e9alis\u00e9s sur une construction existante\u00a0<strong>impliquant un agrandissement de la surface du b\u00e2timent sup\u00e9rieur \u00e0 5\u00a0m\u00b2<\/strong>\u00a0: selon la surface cr\u00e9\u00e9e, vous aurez soit besoin d\u2019un permis de construire, soit d\u2019une d\u00e9claration de travaux.<\/li><li>les\u00a0<strong>travaux<\/strong>\u00a0impliquant une\u00a0<strong>modification de l\u2019aspect ext\u00e9rieur du b\u00e2timent<\/strong>\u00a0: en r\u00e8gle g\u00e9n\u00e9rale, ce type de travaux n\u00e9cessite une d\u00e9claration pr\u00e9alable.<\/li><li>les\u00a0<strong>travaux<\/strong>\u00a0effectu\u00e9s sur une\u00a0<strong>construction situ\u00e9e en secteur prot\u00e9g\u00e9<\/strong>\u00a0: apr\u00e8s avoir fait valider votre projet par l\u2019architecte des b\u00e2timents de France, vous devrez obtenir une autorisation d\u2019urbanisme, qui pourra prendre la forme d\u2019une d\u00e9claration pr\u00e9alable de travaux, d\u2019un permis de construire, ou d\u2019un permis de d\u00e9molir.<\/li><li>le\u00a0<strong>changement de destination d\u2019un b\u00e2timent<\/strong>\u00a0: si la transformation n\u00e9cessite de modifier la structure du b\u00e2timent ou sa fa\u00e7ade, une demande de permis de construire sera n\u00e9cessaire. Il existe 2 sortes de certificats d\u2019urbanisme\u00a0:<\/p><ul><li>le certificat d\u2019information\u00a0: il fournit des informations sur les r\u00e8gles du plan local d\u2019urbanisme (PLU) applicable au terrain, les dispositions li\u00e9es au droit de propri\u00e9t\u00e9 (servitudes, secteur prot\u00e9g\u00e9\u2026), et les taxes d\u2019urbanisme en vigueur.<\/li><li>le certificat op\u00e9rationnel\u00a0: il rappelle les donn\u00e9es fournies dans le certificat d\u2019information, et donne des renseignements sur la faisabilit\u00e9 du projet et l\u2019\u00e9tat des acc\u00e8s d\u00e9claration d\u2019ouverture de chantier<\/strong>\u00a0: pour tous les travaux soumis \u00e0 un permis de construire ou \u00e0 un permis d\u2019am\u00e9nager, une d\u00e9claration d\u2019ouverture de chantier doit obligatoirement \u00eatre envoy\u00e9e \u00e0 votre mairie d\u00e8s le d\u00e9but des travaux.<\/li><li><strong>un affichage obligatoire<\/strong>\u00a0: toute autorisation d\u2019urbanisme doit faire l\u2019objet d\u2019un affichage visible depuis la voie publique sur le terrain concern\u00e9 par le projet pendant une dur\u00e9e minimale de 2 mois, et doit Les DENCI des demande permis modificatifs et des transferts d\u00e9pos\u00e9s apr\u00e8s le 01\/09\/2022 mais rattach\u00e9s \u00e0 une demande autorisation d&rsquo;urbanisme initiale d\u00e9pos\u00e9e avant le 01\/09\/2022 devront en effet continuer \u00e0 \u00eatre renseign\u00e9es.<\/p><p>Depuis le 01\/09\/2022, les CERFA ont \u00e9t\u00e9 modifi\u00e9s.
